What we keep, and what we never see.
We ask for a name, an email and a phone number because a stay needs somewhere to send the arrival details and someone to call. Card numbers never reach this site: payment is taken on our booking system’s payment page, and we only ever see that it succeeded.

Overview
Regency Stay hosts a collection of vacation rentals in Los Angeles and takes bookings directly through this website. This policy explains what we collect when you browse, enquire or book, how we use it, who else ever sees it, and the choices that stay with you. Using this site means you accept the practices described here.
Information we collect
Some of it you hand us: your name, email address and phone number, your travel dates and party size, the residence you are interested in, and anything you write in an enquiry. If you go on to stay, we also hold your booking reference, your arrival and departure details and any request you make of us.
The rest arrives on its own when you visit: your IP address, browser and device type, the pages you open, and the site or search that sent you here. We read that in aggregate, to understand which residences people look for and where the site is slow or confusing.
Payment information
We never see your card. Payment is completed on the hosted payment page of OwnerRez, the property management system behind our bookings, which uses Stripe as its processor. Your card number is entered there and stays there. This website has no access to it and stores no part of it.
What returns to us is the result and the figures: whether the payment succeeded, the amount taken and the amount still owed against your reservation. No part of the card comes with it, not the number, not the expiry date, not the last four digits, and we hold no record of which card was used. A refund is matched to your stay by its reservation reference.
How we use your information
We use it to answer enquiries, to take and run a booking, to send arrival details and be reachable during your stay, to handle refunds and disputes, to keep this site working and secure, and to meet the tax and record-keeping obligations that fall on a vacation rental operator in California.
Marketing email goes only to people who asked for it, and every one carries an unsubscribe link that works at once. Confirmation and arrival emails are not marketing: those keep coming for a stay you have reserved.
Cookies and similar technologies
This site sets two cookies, both our own. One holds your session, which is how a checkout in progress stays attached to your browser so the details you have already typed are not lost between screens. The other carries a token that protects our forms against cross-site request forgery. We run no advertising trackers and no third-party analytics cookies, and nothing here follows you to another site.
One thing we keep is not a cookie at all. When you save a residence to your shortlist, the list of saved residences is written into your own browser's local storage and stays on your device. It is never sent to us, we cannot read it, and clearing your browsing data clears it.
Your browser can refuse cookies, or warn you before accepting them. Parts of the site, checkout in particular, cannot work without the session cookie.
How we share your information
We do not sell, rent or trade your personal information, and never have. We share it only where a stay requires it: with OwnerRez, which runs our property management and payment page; with Stripe, which processes the payment; with the service that delivers your email; and with the cleaning and maintenance team preparing your residence, who receive an arrival time and a first name, nothing further.
We also disclose information where the law requires it, where a court or a tax authority compels it, or where it is needed to establish or defend a legal claim. Every partner who receives your information is expected to protect it and to use it only for the purpose we specify.
Data retention
Enquiry details are kept while the enquiry is live and are reviewed after it closes. Booking records are kept as long as California tax and accounting rules require, currently seven years. Removal is a decision our staff make on review rather than something a timer does on a schedule, so if you want your details taken out before then, ask us using the contact details below and we will do it wherever no legal obligation requires us to keep them.
How we protect your information
Traffic to this site travels over TLS, guest contact details are encrypted at rest in our database, and the administrative side is reachable only through named staff accounts with individual credentials. Guest records are visible to the people who need them to run a stay, and to no one else.
No transmission over the internet is ever completely secure and we will not pretend otherwise. What we can say is that we hold no card numbers at all, so the most sensitive part of a booking was never ours to lose.
International transfers
We operate from Los Angeles, California, and your information is processed and stored in the United States. If you write to us from outside the United States your information is transferred here, and we take reasonable steps to keep it protected to the standard this policy describes.
Your rights and choices
You may ask what we hold about you, ask for a copy of it, ask us to correct it, or ask us to delete it where no legal obligation requires us to keep it. You may withdraw consent to marketing whenever you like. We will not treat you differently for exercising any of this.
If you live in California, the California Consumer Privacy Act gives you these rights in a specific form, including the right to know the categories of information we collect and the right to opt out of the sale of personal information. We sell no personal information, so there is nothing to opt out of, but the right stands and we honour it.
To exercise any of it, write to us with the details below. We answer within 45 days and usually much sooner, and we may ask you to confirm your identity before releasing anything.
Children's privacy
This site and our residences are not marketed to children, and we do not knowingly collect personal information from anyone under 16. Children are welcome to stay with the adults who book, but the booking itself is made by an adult. If you believe a child has given us information, tell us and we will remove it.
Changes to this policy
We may update this policy as the operation changes, and when we do we revise the date at the top of this page. We encourage you to look in now and again. Continuing to use the site after a change is your acceptance of it.
