The terms of your stay.

Overview

Regency Stay owns and hosts a collection of vacation rentals across Los Angeles. These terms govern your use of this website and any reservation you make through it. Booking here is a direct agreement between you and us: no listing platform stands in the middle, and no platform service fee is added to your total.

By searching, enquiring or booking on this site you confirm that you are at least 18 years old, that the details you give us are accurate, and that you accept these terms on behalf of everyone travelling with you.

Reservations and confirmation

The availability shown on this site is held in sync with our property management system, so the dates you see open are genuinely open. A reservation exists only once payment has been authorised and we have sent you a written confirmation naming the residence, the dates and the total. Until that confirmation reaches you, nothing is held.

Every residence states the number of guests it sleeps, and that number is a limit rather than a guideline. The person who books must be one of the guests staying, and is responsible for everyone else in the party.

Rates, taxes and fees

A price on this site is calculated for your exact dates and party size, and the checkout screen breaks it into the nightly rate, the cleaning fee, taxes and any other charge before you commit. The total you approve is the total you pay. Nothing is added afterwards.

Rates move from day to day until a booking is confirmed. Where an obvious pricing error appears, for instance a rate published at a fraction of its normal level, we may cancel the affected reservation and refund it in full rather than honour the error.

Los Angeles transient occupancy tax and any other applicable local tax are collected with your payment and remitted on your behalf.

Payment

Payment is completed on the secure hosted payment page of OwnerRez, the property management system behind our bookings, which uses Stripe as its processor. Card details are entered there, not here. This website never receives, transmits or stores your card number, and no part of it has access to one.

What comes back to us is the outcome and nothing else: whether the payment succeeded, the amount taken and the amount still owed on your reservation. No part of the card comes with it, not the number, not the expiry date, not the last four digits, so a refund is matched to your stay by its reservation reference rather than by anything about the card. A security deposit or damage protection charge, where a residence requires one, is handled the same way and is disclosed before you pay.

Cancellations and changes

Each residence carries its own cancellation policy, and the policy that governs your stay is the one shown on the checkout screen at the moment you book. It is repeated in your confirmation email. We do not apply a different policy after the fact.

To cancel or change a confirmed reservation, contact us with your confirmation reference using the details below. Refunds return to the card that paid, and the time they take to appear is a matter for your bank, usually five to ten business days.

Where we have to cancel your stay for a reason within our control, you receive a full refund of everything you paid, and we will move you into another of our residences if one is free for your dates.

House rules and your stay

Every residence has its own arrival and departure times, its own access instructions and its own detailed rules, all sent to you before you travel. A few rules hold everywhere we host:

• No parties, events or commercial filming, and no guests beyond the number on your reservation.
• Quiet between 10pm and 8am, in keeping with Los Angeles noise ordinances and with the neighbours.
• No smoking or vaping indoors, in any residence.
• Pets only where the residence says pets are welcome, and only when agreed in advance.
• No subletting, reselling or relisting the residence during your stay.

You are responsible for damage beyond ordinary wear caused by anyone in your party, and for anything lost through leaving the residence unsecured. Where a breach is serious or repeated we may end the stay and ask the party to leave, without a refund of the remaining nights.

Accuracy and substitution

We photograph and describe every residence ourselves and keep the detail current, but furnishings, artwork and small appointments change over time, so a description is a fair impression of a home rather than a warranty of every item in it.

Occasionally a residence becomes unavailable for reasons outside our control: damage, a failed system, an emergency repair. If that happens we tell you as soon as we know, move you to a comparable residence where one is free, and refund you in full where one is not. In the rare case that a technical fault confirms a stay we cannot honour, the same applies, and that is the extent of our liability in those circumstances.

Liability

You stay in our residences at your own risk and remain responsible for your own belongings and for the safety of everyone in your party, including children and anyone using a pool, a hot tub or a stairway. To the fullest extent California law permits, our liability arising out of a stay is limited to the amount paid for that stay.

We are not liable for interruptions outside our control: utility failures, internet outages, weather, road closures, civil disruption or acts of government. Nor do we carry responsibility for the services of third parties you engage during your stay.

Your information

What we ask for, why we ask for it and how long we hold it are set out in our privacy policy, which forms part of these terms. In short: we collect what a stay actually needs, we protect it, and we never sell it.

Changes to these terms

We may revise these terms as the operation changes, and when we do we revise the date at the top of this page. The version in force on the day you book is the version that governs your stay. Continuing to use the site after a revision is your acceptance of the current text.

Governing law

These terms, and any reservation made under them, are governed by the laws of the State of California without regard to its conflict of law rules. Any dispute belongs in the state or federal courts sitting in Los Angeles County, California, and both of us agree to that venue.

Before either of us reaches for a court, please write to us. Almost everything is faster to settle in a conversation.
